Sounds like you do not have a good buffering quality to the water from the tap. What is the ph kh and gh of the water before it is in the tank?

If you have the test kit test the water from the sink. A lot of times the ph will crash after beinmg in the tank the water loses the buffering ability and will cause the ph to crash. You need to find out the ph from the sink if you can.

If your nitrites are that high then you have no choice but to do daily water changes of about 30% to lower them.

Hi,
The partial water is always a good place to start. I am not sure about the rest but some fresh water should help with everything.
